Building Engineer II (Engineering)

Reports To:                Chief Engineer, Assistant Chief Engineer, or Property Manager

FLSA Status:              Non-Exempt

OVERALL PURPOSE OF POSITION

This position maintains and operates large and small-scale HVAC systems, electrical systems, plumbing systems, boiler systems, control systems, and support equipment. This position also responds to tenant service requests, diagnoses and repairs building mechanical, and electrical systems and works on special projects assigned by the Chief Engineer.

ESSENTIAL DUTIES & RESPONSIBILITIES

  • Performs preventative maintenance on equipment such as filter changes, lubrication, inspection, and adjustment of belts and pulleys, cleaning of boiler and condenser tubes, cooling tower maintenance, ballast replacement, and bearing replacement
  • Operates and maintains water chillers, cooling towers, pumps, heat exchangers, air handling equipment, fans, automatic temperature controls, electrical switchgear, distribution switchboards and panels, sprinkler systems, fire alarm systems, valves, plumbing fixtures, and other mechanical and electrical equipment and systems in the building
  • Regularly checks and records temperature, pressure, water flow, airflow, and chemical readings
  • Perform duties required to correct emergency conditions such as sewer back-ups and water infiltration
  • Helps to remove snow and Ice from the building walkways
  • Performs painting as needed

ESSENTIAL KNOWLEDGE & SKILLS

  • Knowledge and understanding of mechanical, electrical, and plumbing (MEP) systems
  • Ability to perform preventive maintenance and basic repairs on HVAC equipment, pumps, motors, and related systems
  • Familiarity with air and water balancing principles
  • Ability to support after-hours emergency response on a rotating basis
  • Understanding of life safety systems, including fire panels, emergency power, and sprinkler systems
  • Proficient in using CMMS systems for logging work orders and preventative maintenance
  • Computer skills, familiarity with Microsoft Office Suite
  • Ability to read and interpret blueprints, technical manuals, hazard material labels, and instructions.
  • Ability to follow procedures, meet deadlines, and adhere to safety and security practices
  • Strong numerical skills, including ability to perform basic math and compute percentages
  • Ability to follow written and verbal instructions and apply problem-solving in standard situations
  • Strong communication and customer service skills; able to interact professionally with customers and vendors.
  • Works independently and as part of a team; able to mentor junior staff when needed

EDUCATION & EXPERIENCE

  • High School Diploma or general education degree (GED)
  • Minimum 3-5 years of commercial building engineering experience
  • Strong proficiency in Building Management Systems (BMS)
    • Experience with troubleshooting, monitoring, and optimizing HVAC systems through BMS
    • Ability to navigate and interpret trends, alarms, and sequences of operations
  • Basic electrical, basic refrigeration, and Universal CFC Certification recommended
  • Appropriate License/permit for trade as may be required

While performing the duties of this job, the employee is regularly required to stand for long periods of time, climb, stoop, kneel, crouch, and crawl.  The employee must be able to lift and/or move up to 50 pounds.  Specific vision abilities required by this job include close vision, distance vision, color vision, depth perception, and the ability to adjust focus in order to differentiate items such as chill water lines, condenser water lines, and the fire system.

Carr Properties is committed to providing our associates with a comprehensive and competitive pay and benefits program. The anticipated total compensation for this role is $68,000 - $77,000 based on experience. Our benefits include:
