Groundskeeper Manager (Maintenance)

The Grounds Manager is responsible for the planning, execution, and oversight of all landscaping projects and maintenance, cleanliness of guest-facing outdoor and indoor spaces, and management of all trash, recycling, and compost programs across the resort base area. This includes the resort plaza, side roads, pedestrian paths, public restrooms, and other high-traffic guest zones. The Grounds Manager also oversees snow removal for all public spaces and ensures that all assigned areas are maintained to the highest aesthetic and operational standards.
This position plays a vital role in creating an exceptional guest experience by upholding the beauty and cleanliness of the property year-round. The Grounds Manager will manage a team of staff in both the summer and winter and report directly to the VP of Guest Experience.

Implement the strategic direction of the department as directed by the Director or VP, embedding TSVs 7 Leadership Behaviors in all planning and execution.
Direct and manage team responsible for executing landscaping, snow removal, cleanliness, restroom, and waste management operations.
Oversee hiring processes, participating in interviews and onboarding in line with Diversity, Equity, and Inclusion initiatives, and applying leadership principles to promote a fair and inclusive workplace.
Handle serious employee complaints and grievances with HR support, demonstrating leadership behaviors such as empathy and accountability.
Responsible for staff training and scheduling.
Administer payroll and timekeeping processes, ensuring accurate reporting and timely approvals.
Manage departmental budget, including labor, materials, and equipment; make financially responsible decisions aligned with TSVs leadership standards.
Source vendors, negotiate contracts, and ensure cost-effective purchasing aligned with operational and environmental goals.
Lead all landscaping efforts, including project planning and execution across resort grounds.
Plan, install, and maintain all landscaped areas, including flower beds, decorative rock features, and both hardscape and softscape elements.
Manage irrigation systems, ensuring efficient water use and coverage throughout all landscaped zones.
Provide ongoing care for trees, turf, and erosion control measures to maintain healthy and safe outdoor spaces.
Oversee seasonal landscaping projects, such as summer blooms, fall clean-up, and winter snow preparation.
Select and maintain plant species suitable for high-altitude environments.
Ensure daily cleanliness and maintenance of the resort plaza, side roads, pathways, and all guest-facing public spaces.
Oversee the collection and removal of all trash, recycling, and compost across resort.
Develop, implement, and train teams in SOPs for landscaping, snow removal, restroom care, and waste management.
Work with and train departments, such as F&B and Hotel, in resort waste management protocols.
Supervise the cleanliness, stocking, and maintenance of all public restrooms throughout the base area.
Manage snow and ice removal operations for public walkways, stairs, entrances, and plaza areas to ensure guest and employee safety.
Oversee the Taos waste stream management program, ensuring compliance with sustainability initiatives.
Operate or oversee the safe use of grounds maintenance machinery including, but not limited to, ventracs, skid steers, snow blowers, and weed trimmers; ensure staff are properly trained and certified as needed.
Participate in minor facility repair and maintenance tasks, as needed.
Ensure legal compliance and track necessary certifications for all equipment and team members.
Actively support and uphold TSVs standards, B Corp values, and sustainability goals.
Willingness to assist other teams to support resort-wide success.
Reliable attendance on all scheduled workdays

Qualifications/Knowledge:
Proven leadership and managerial experience in landscaping, groundskeeping, or property maintenance.
Proficient at fostering teamwork, problem-solving, and motivating the team with high emotional intelligence (empathy, leading by example, and relationship building).
Willingness to give and actively seek feedback to improve leadership skills (self-awareness, social awareness, and relationship management).
Consistently demonstrates Taos Ski Valleys 7 Leadership Behaviors, mentoring team members and aligning departmental efforts with these core principles.
Hands-on knowledge of horticulture, irrigation systems, and landscape construction.
Ability to safely operate or willingness to be certified on landscaping and snow removal equipment, including but not limited to ventrac, skid steers, snow blowers, and weed trimmers; experience with heavy machinery is a plus.
Familiarity with cleaning standards and restroom care procedures.
Working knowledge of OSHA policies, safety compliance, and general employment laws and practices.
Strong problem-solving, analytical, and time management skills with the ability to manage multiple priorities.
Strong written and verbal communication skills with excellent attention to detail.
Basic computer and administrative proficiency for emailing, scheduling, payroll, purchasing, and reporting.
Proficiency with UKG for HR actions, scheduling, timecard approval, and reporting.

Must possess a valid U.S. drivers license and be in good standing.
Ability to work a flexible schedule including weekends, holidays, and evenings.
Work Environment:
Taos Ski Valley, Inc. is often a fast-paced work environment, especially during Holidays and Peak days. TSVI is in a high-altitude alpine environment. Position may require travel on uneven, snow-packed, or icy terrain and may be exposed to wet, cold, and/or humid conditions. Must be able to work in close quarters and with other staff.

Physical Demands of Position Include:
Able to lift at least 50 pounds on a daily basis.
Lengthy sitting positions in snow removal equipment.
On your feet over 50% of the day ensuring staff is on task and supported.
